The Design Process

I recognize this is your home and that my role is to put on paper what you have in your mind. For this reason, I have developed an effective client discovery process which allows me to draw out your wants, needs, style, and your creativity. Through multiple client consultations, I then convert this data into your home.

The initial step, or first consultation, is to determine if I am a good fit to create your design and, if so, establish a price structure. The second step is data extraction in the form of a document. This document will guide you through a broad overview of questions to hone in on your specific design goals and allow me to understand how you live. Once I have those questions answered from you, the third step is a site visit and discussion/review of your answers. On this visit, it is best if we meet face to face and go through the questions and answers to allow me to gain a deeper understanding of you, the client and the nature of the build site. The fourth step, we review and discuss the first design draft from the information you provided distilled down. Typically the initial design is pretty spot on and within two additional meets the plans will be final. If additional changes are required beyond the two additional meets an hourly rate will be begin for my time on the design.

Again, I recognize that this is your home, and I take very seriously the role I have in providing you with exactly what you want.

Pricing

My current fees begin at $5,000.00 and may increase depending on design complexity. If the site visit requires extensive travel, we will determine an additional travel and housing budget for that stage. After our initial consultation, I require a non-refundable 50% down payment of the determined price. After I receive the initial funding, we begin the process. Final payment is due at completion and approval of final design plans. Hourly rate for extended design work will be billed at $125.00/hour.

The final designs will include a cover sheet, site/plot plan (a survey is required for this), foundation plan, floor plans, exterior elevations and interior sections. Additional plans can be added to the standard design contract such as window and door schedule, electrical plan, detailed cabinet plans, and conceptual renderings. Additional pricing for this will be determined based on complexity.

If you would like for me to develop with you detailed interior and exterior finish schedules for plumbing and electrical fixture selections, molding profiles, colors, door and cabinet hardware, roofing, specific siding colors, or anything else you may need, we can develop an additional contract after completion of the standard design contract.

If you have concerns about maintaining the integrity of design and contractor/builder quality, I can be placed on retainer to oversee and consult with the builder during the design process. This additional oversight can bring you the peace of mind that your design goals will develop into a finished project.
